If I could have given Jefferson Forest zero stars I would have. I lived at JFM for 3 years and while it was a decent place to live, the lack of on-site amenities, constant garbage pile up at the entrance, and location made me consider moving elsewhere. When D&F raised the rent $300 in 6 months without making any improvements to the property I was done. I informed the PM I would not be renewing my lease 3 times, starting when they informed me my rent would be raised by another 100. Yet when I... gave the PM my definite move-out date I was told I needed to give 2 months notice. But! D&F understood, things happen and they try to be flexible. I could go month to month, for an inflated rent of $$$$$. I reminded the PM I already gave 2 months notice that I was not renewing my lease. We went back and forth until finally he agreed to let me out of my lease, as long as I paid for the full final month, not half. Fine. Mid- July I got my security deposit back, minus 400. I was charged $5 to replace 1 light bulb. 125 because there was a wrinkle in the carpet and it needed to be stretched out. That wrinkle was always there. 190 to clean the apartment because I forgot to clean the stove, 1 window and wipe out the freezer, and 140 to carpet clean the 2 bedrooms, which were to be repainted after we moved out. Just this week I received my water bill, which was another pain of living at JFM. They used a Utility Billing service, which charged a 20 processing fee to calculate your bill, then a 5 fee to pay your bill. When I contested the bill saying I had made my final payment I was told D&F said to charge me through July 5. 1 week after my lease was up and 3 weeks after I had moved out. How is that even legal? Do not live in a Drucker and Falk property, they only care about making easy money.

I was sad to leave Jefferson Forest Manor, as my apartment was beautiful and the quietest I ever lived in. I was on the 3rd floor and you'd never know other people lived in the building, I never heard a peep. There was a nice mix of people living there, from young professionals as myself, to young families, and retirees. The location is fantastic as there's new shopping and restaurants nearby. I would recommend this property to anyone looking to live in a nice and quiet suburb.

The buildings look nice, but don't let that fool you. It is cheap construction with junky appliances. We were in a "brand new" apartment and none of the toe molding was in place, the dish washer doesn't clean dishes and the ice-maker in the fridge had to be replaced twice. The windows and insulation must be off because mold grows in the window pains in the winter. The walk-in closet shelves fell down and we were told by maintenance it was because they were only good for 50 lbs, where it was... really because the clamps were just into the drywall and not the studs. The apartments are very noisy, you can here every footstep from neighbors. The maintenance starts leave blowing out the breezeways at 7:00 AM. It seems that there are rules they like to enforce, some they make up along the way and others that they don't enforce. Don't waste your money.
